Gloucester Street Developments

Graham Surveying has provided a range of planning and surveying services for a ten-lot townhouse development for Gloucester Street Developments.  

This development was a complex survey project with survey plans for the removal of limitations from the underlying title and the bringing of Deeds Index land into the land title registration system being required prior to the completion of the land transfer survey for the subdivision of the 10 lots. 

Both of the initial surveys required a high level of coordination with our client and their solicitor to obtain neighbours approvals for the boundary definitions and agreement to the claim of the Deeds Index land. 

Our scope of work on this project included: 

  • Topographical survey and delivery of 3D surface for dwelling and civil design. 
  • Removal of Limitations survey. 
  • Survey to define Deeds Index land and bring into land registration system. 
  • Preparation of scheme plan. 
  • Subdivision consent application and manage consent process with Council. 
  • Building and civil infrastructure set-out. 
  • Building Location Certificates for foundation and eaves. 
  • Completion of land transfer survey. 
  • Coordination with solicitor on LINZ documentation for the three datasets and issue of new titles. 
  • Obtaining the section 224c Certification from Council.
